Plans for an expanded apartment development at Ballinakill Shopping Centre on Dunmore Road have been approved, with the revised scheme increasing the number of residential units at the site from 60 to 80 apartments.

Permission was originally granted for the construction of 60 apartments at the 0.69 hectare site in January 2022. The permitted development comprised two four-storey apartment blocks, Block A and Block B, each containing 30 apartments, along with basement-level car parking, bicycle storage, bin storage, landscaping, and associated site works.

The decision was subsequently appealed to what was then An Bord Pleanála, but the board ruled in favour of the development proceeding in June of that year.

However, a new planning application was submitted last year seeking amendments to the previously approved scheme, including the provision of an additional 20 apartments at the location.

The revised proposal provides for two four-storey apartment buildings with reduced footprints and amendments to the basement layout, replacing the previously permitted split basement levels with a single basement level.

The updated development will consist of 80 apartments, comprising 46 one-bedroom apartments, 28 two-bedroom apartments and six studio apartments. The changes also include revised building elevations, along with associated car parking spaces, bicycle spaces, bin storage facilities and all necessary site development works.

The revised plans also include modifications to the existing car park layout serving Ballinakill Shopping Centre, providing 22 replacement surface car parking spaces for the sole use of the shopping centre and its patrons.

Waterford City and County Council granted permission for the revised development on July 1, with four conditions attached.

The approved scheme will include basement-level car parking, bicycle parking, dedicated bin storage, private open space, landscaping, internal roads, footpaths, boundary treatments and other associated engineering works required to facilitate the development.
