Residents of a mature housing estate in Waterford City are opposing plans for a new apartment development amid concerns that their quiet cul-de-sac could become an access route for additional traffic.

Residents of The Willows have voiced their opposition to proposals for 40 apartments at Keanes Road, Tycor, which would involve the creation of new access roads to serve the development.

Norris Real Estate Holdings Limited is seeking planning permission from Waterford City and County Council for the construction of 40 apartments, comprising 24 one-bedroom units, five two-bedroom units and 11 three-bedroom units.

However, the proposals have prompted concerns among residents of The Willows, who say they do not want their established residential estate used as an entrance to the proposed development.

As part of the plans, a section of an existing boundary would be demolished to facilitate an access road into the new apartment complex.

Residents argue that The Willows has long been a quiet cul-de-sac and fear that opening up the estate to additional traffic could fundamentally change the character of the neighbourhood.

Among the principal concerns raised by residents is the potential impact of increased traffic on the safety of children living and playing in the estate.

Residents fear that introducing an access route to a development of this scale could lead to a significant increase in vehicle movements through an area that has traditionally experienced limited traffic.

They are particularly concerned about the potential dangers posed to young children and pedestrians if the estate becomes a route for vehicles entering and leaving the proposed apartments.

The opposition centres on the proposed access arrangements and the potential impact they could have on the existing residential community.

According to the planning site notice, the proposed development at Keanes Road, Tycor, would consist of 40 apartments, including a mix of one, two and three-bedroom homes.

The application also provides for entrance and access roads via Keanes Road, connections to the public foul and surface water drainage systems, and associated site works.

However, residents of The Willows maintain that their estate should not be used to facilitate access to the new development.

The planning application is subject to consideration by Waterford City and County Council.

Members of the public can make submissions or observations on the application within five weeks of its receipt by the planning authority, subject to the prescribed €20 fee.

Residents are making their opposition clear, with concerns focused on road safety, increased traffic and the potential loss of the quiet cul-de-sac environment they have long enjoyed.
