
Waterford City and County Council has refused planning permission for a proposed housing development of 60 homes in Stradbally, on the Copper Coast.
The application, lodged on October 22nd, 2024, by Caroline and John Whelan, sought approval for 56 two-storey semi-detached houses and four two-storey detached houses, along with connections to existing services and associated site works.
In its decision, the Council ruled that the scheme failed to comply with the estate design standards outlined in the Waterford City and County Development Plan 2022–2028, as well as the site’s Specific Development Objective.
Concerns were also raised over stormwater management. The Planning Authority stated it had not been satisfied that the stormwater design for the development was acceptable, nor that it would avoid flood risks to third-party properties. In addition, the Council highlighted potential negative impacts on the receiving waters of the River Tay and Stradbally Cove.
As a result, permission for the 60-unit development has been formally refused.
