
A major housing development has been proposed for Waterford City, with Belindere Homes Limited seeking approval for 243 new homes and a childcare facility.
The application, submitted to Waterford City and County Council on August 18th, covers a 7.85-hectare site near the Lacken Wood estate. A decision is expected on October 12th.
The plans include a mix of one and two-bedroom apartments, three-bedroom and four-bedroom semi-detached homes, and a two-storey crèche with an outdoor play area. In total, more than 390 car parking spaces and 400 bicycle spaces are proposed, alongside new public open spaces, pedestrian links, and landscaped areas.

- 99 terrace apartment/duplex units
- 66 one-bedroom apartments (ground floor)
- 33 two-bedroom duplex apartments (first & second floor)
- 20 apartment/duplex units
- 10 two-bedroom apartments (ground floor)
- 10 three-bedroom duplex apartments (first & second floor)
- 48 semi-detached houses
- Two-storey, three-bedroom homes
- 76 semi-detached houses
- Two-storey, four-bedroom homes
Access to the development would be provided through the existing Sycamore Avenue and Oak Drive junction in Lacken Wood, with secondary pedestrian access routes connecting to Cherry Drive and Lacken Road. Two existing farm buildings on the site would be demolished to make way for the scheme.
The developer has also outlined sustainable drainage features, including constructed wetland ponds, as part of the proposal.
If approved, the project would represent one of the largest recent housing developments in the city, aimed at addressing growing demand for family and starter homes.
