A new planning application has been lodged with Waterford City and County Council for a significant residential development at the junction of Williamstown Road and the R710 Outer Ring Road, on lands west of the Farronshoneen Roundabout in Williamstown.

The application, submitted on September 16th, 2025 by MKDB Developments Limited, seeks permission for a mixed housing scheme comprising 73 residential units alongside associated infrastructure and amenities.

According to the plans, the development would feature a variety of housing types designed to cater for different household needs, including:

  • 12 single-storey, two-bed semi-detached homes

  • 4 two-storey, three-bed semi-detached homes

  • 6 two-storey, four-bed semi-detached homes

  • 13 two-storey, three-bed terraced homes

In addition, higher-density accommodation is proposed in the form of apartment blocks:

  • Two three-storey duplex blocks, which together would provide 15 apartments (a mix of one- and two-bedroom units across ground, duplex, and upper levels)

  • One four-storey apartment block, which would include a total of 23 apartments, ranging from one- to two-bedroom units, along with communal facilities such as a bike store, bin store, and bulk storage at ground level

Supporting infrastructure forms a significant part of the proposal, including car parking, public lighting, landscaped areas, and new pedestrian and vehicular connections to Williamstown Road. The plans also detail surface water management measures such as detention ponds and swales, as well as the provision of two ESB kiosks.

Access to the site would be created both directly from Williamstown Road and via a new pedestrian link at the Farronshoneen Roundabout, improving connectivity for residents.

The council is due to make a decision on or before November 10th, 2025.
