An Bord Pleanála have refused planning permission for a 77-home development in Dungarvan.
That's despite permission having been initially granted for the development by Waterford Council.
Waterford Council had originally granted planning permission for the development at Duckspool, however, it was appealed to the planning board by a third party.
An Bord Pleanála have deemed that the access road to the site is 'over-engineered'.
The application was lodged by S & K Carey Ltd and it was set to consist of 18 two-bed, 37 three-bed and seven four-bed homes and cater for 169 parking spaces.
Conditional planning permission was granted by Waterford Council on January 12th, before an appeal was lodged on February 11th.
In its rulings on September 7th, An Bord Pleanála concluded that the proposed development of the lands would be haphazard.
They also felt it would be out of line with the County Development Plan and contrary to the sustainable development of the area.
A separate planning permission for 218 homes in the area is currently subject to a judicial review.
