
House prices in Waterford City have risen sharply over the past year, bucking the more moderate national trend, according to the latest Daft.ie House Price Report.
In the city, the average price of a three-bedroom semi-detached house now stands at €307,000, an increase of 8.4% compared to this time last year. This rate of growth is significantly higher than the national average rise of 5.9% over the past 12 months.
In contrast, prices in Waterford County have been much steadier. The average price of a four-bedroom detached house in the county is now €517,000, down slightly (-0.3%) compared to a year ago.
Across Ireland, housing prices rose by 0.8% in the third quarter of 2025. The average price of a three-bed semi-detached home nationally is now just over €421,000. Prices remain 39% above pre-Covid levels and are just 10% below their Celtic Tiger peak.
While prices are nearly 6% higher year-on-year nationally, regional differences remain.

As in previous reports, the main driver of rising prices is the shortage of homes available to buy. On September 1st, there were just 11,925 second-hand homes for sale nationwide, only 1% higher than the same date last year and less than half the 2015–2019 average.
