The Abbeygate Ferrybank housing development has been granted planning permission by Kilkenny County Council, paving the way for 98 new homes and a crèche facility in Ferrybank, Co. Kilkenny. However, a series of strict conditions could significantly shape how and when the project is delivered.
The Development
The development, forming Phase 3 of a wider masterplan, will include:
- 44 houses (3 and 4-bedroom homes)
- 54 apartments across three blocks
- A crèche for up to 40 children
- New roads, pedestrian links, and public spaces
The Abbeygate Ferrybank housing development is designed to support growing demand in the area while integrating with existing phases.
Major Road Project Could Delay Construction
A key condition affecting the Abbeygate Ferrybank housing development is its overlap with the planned South–North Access Road. Several units cannot proceed until agreements are reached with the council due to land under a Compulsory Purchase Order.
This means parts of the development could face delays depending on infrastructure timelines.
Homes Prioritised for Buyers, Not Investors
In a move likely to attract attention, the Abbeygate Ferrybank housing development includes restrictions ensuring homes are sold to:
- Individual purchasers
- Social and affordable housing applicants
This condition aims to prevent bulk buying by investors and improve housing accessibility in Ferrybank.
Financial Contributions and Rising Costs
The developer must pay over €219,000 in contributions to support infrastructure. However, this figure may increase before construction begins, adding potential cost pressures to the Abbeygate Ferrybank housing development.
Sustainability and Future-Proofing Measures
The project includes several forward-looking conditions:
- EV charging infrastructure across the site
- Enhanced stormwater drainage systems
- Underground cabling for improved visual amenity
These measures align the Abbeygate Ferrybank housing development with modern environmental standards.
Family-Friendly Planning with Crèche Facility
A dedicated crèche for 40 children will form part of the development, supporting families moving into the area and reinforcing the scheme’s community focus.
The decision can still be appealed to An Coimisiún Pleanála within four weeks. If it proceeds, the Abbeygate Ferrybank housing development will become a significant addition to housing supply in the area.
