Rosalind Carroll is the Director of the Residential Tenancies Board, she says it shows the volatility in the market: "While the year on year change [in Waterford City] is 7.4%, in this particular quarter we're looking at a 10% increase. Rents have gone from €575 last quarter to €633 this quarter. What we suspect will have happened there is that we've had some new supply come in, it's probably at the top end of the market and therefore it's had an impact on the overall average in the area."

In Waterford county the average rent is now €682 euro, that's an 8% increase year on year, up from €629.

The RTB has also provided a breakdown of rents by electoral area. It shows that Waterford City East is the most expensive area in Waterford at €845 a month.
