There's been a rise in the number of entire homes advertised on Airbnb, despite new rules aimed at making short term lettings less attractive.

According to the Irish Independent, there were 362 homes in Waterford advertised on the site last month, with the average price for a single night costing €108.

Last July, the Government brought in rules restricting how many days you can short-term let your property if it's in a rent pressure zone.

Two areas of Waterford, City South and City East, are designated rent pressure zones.

Home-owners can only short term let their entire property for up to 14 days at a time, and no more than a total of 90 days in a given year.

They're also supposed to register their properties with their local authority.

Housing charity Threshold's Stephen Large says they want to see swift action against those breaching the legislation:

"I think enforcement is key and it appears that local authorities are ramping up their resources to enable them to do that. But what we would stress is that breaches are inspected and that they're enforced sooner rather than later because we need more private rented accommodation."
