Nearly 200 acres of Kilmeaden land for sale with a €2.75m guide price

Nearly 200 acres of non-residential farmland are up for sale by Glanbia Estates Limited at the rear of the former Kilmeaden Cheese Plant.

Waterford estate agent Des Purcell says it's one of the largest such sites to come on the market in some time.

The lands are described as 'circa 198 acres in a single block all in grass. Substantially the lands have been grazed for very many years and present in good heart.'

There is one large farm building on the site at present, however the remainder is open farmland.

The sales pitch adds: 'There are extensive internal farm roads and excellent local road frontage. There is piping to facilitate a water supply running throughout the holding. Set out in large easily managed divisions, the holding includes a small element of forestry.'

The site is one of the biggest farms to come on the market in some considerable time, according to Des Purcell.

Speaking on Déise Today, he says the site itself does not have potential for residential development given the lack of services but adds it is a prime agricultural holding.

The site which is for sale by Glanbia Estates Limited has been marketed as having potential for a renewable energy farm.

Des Purcell gave his predictions on the potential buyer and their intended usage of the land:

"It will be one of two things- it will a dairy farmer because it would lend itself to that or you may get someone looking at an energy related project because you are beside very very high quantities of ESB power."
