Planning permission is being sought for a major housing development in Dungarvan.

Applicant S & K Carey Limited are seeking permission for a large-scale residential development comprising a total of 155 homes at Duckspool, Dungarvan.

The lands are not those that were subject to a series of appeal from residents in recent years regarding a potential 218-home development that was eventually quashed by the High Court.

The applicant seeks to construct 5 two-storey 4-bed homes; 48 two-storey 3-bed semi-detached homes; 10 two-storey 4-bed semi-detached homes; 6 two-storey 4-bed terraced homes; 35 3-bed two-storey terraced houses; 8 three-storey 4-bed semi-detached homes; 1 three-storey 4-bed terraced home and 42 apartments in a three-storey block made up of 24 1-bed apartments and 18 2-beds and a 3-classroom creche.

The development will also contain a pathway into the Abbeyside Ballinacourty GAA Grounds.

This proposed development was discussed at the February meeting of the Dungarvan and Lismore District of Waterford City & County Council where it was confirmed by Senior Planner, Aisling O'Sullivan that the local authority are aware of the proposal.

However, in this case - the initial decision regarding the development will rest with Waterford City & County Council as opposed to An Bord Pleanála.

The Large-scale Residential Development (LRD) process was introduced on 17th December 2021 to replace the Strategic Housing Development (SHD) process - which previous developments in the area would have fallen under.

This restores the two-stage planning process, with decision making for LRD applications returning to the local planning authority in the first instance - this being Waterford City and County Council, with the subsequent right of appeal to An Bord Pleanála.
