'Rare' opportunity to purchase development land in Waterford attracting interest

Over 28 acres of prime residential land in Waterford has been put on the market.

The land at the Paddocks, off the Williamstown road, is for sale with a price tag of €3.25 million.

The joint selling agent is John Rohan from Sherry Fitzgerald with Cushman & Wakefield. John says a site like this on the market is rare:

"For such a great location for something like this to come up it's just rare and we're expecting this will attract both local and national interest..we're expecting good interest in it".

The greenfield site is zoned residential. However, a previous planning application for 324 residential units, a creche and associated works proved controversial in the area and was rejected by An Bord Pleanála in May 2019.

John says he doesn't envisage this will put purchasers off:

"It was refused planning, but we're selling it as is, so whoever buys it, they will have to go through the planning process. It's zoned residential so it will happen and judging by our level of interest we're very confident of selling it."

John says there is strong demand for residential housing in the Waterford market at the moment and there are a number of new schemes coming on stream including, the second phase of the Arbourmount development in Ferrybank.

A  new development in the Six Cross Roads area, at Carriganard, will begin in the next few months. The development of 3 and 4 bed semi-detached houses and detached houses will most likely begin now in Janurary, after a short delay due to the current restrictions.
